NCC to Develop Axelsberg Office & Residential Building in Konepaja Area of Helsinki
NCC’s area development work continues in the Konepaja area, Vallila district of Helsinki. The latest project currently in its planning phase is Axelsberg which will also serve as an impressive gateway from Teollisuuskatu to the Konepaja area after its completion. Axelsberg is a hybrid building with offices on the lowest floors and apartments on the top floors. Companies can already make lease agreements on Axelsberg office spaces.
NCC has been developing and constructing the Konepaja neighbourhood for years. The area has acquired a rustic and fresh identity of its own. Last autumn the final development phase of the Fredriksberg office complex of reddish-brown brick was completed, and the studios of Finland’s main commercial channel MTV called ‘Pöllölaakso’ moved in Konepaja as the key tenant. The Axelsberg building is currently being planned in Fredriksberg’s neighbours. The construction will make the Konepaja area even more attractive and lively when there will be more people and services in the area.
– The area attracts interest all right! Konepaja has a trendy reputation and great feeling. The population already exceeds 70,000 people when summing up residents in the surroundings, that is, the Vallila, Pasila, Alppiharju and Kallio districts. The residents living within a walking distance of Konepaja already bring a vast number of users for the services offered in the area, plus there are the commuters and other visitors, NCC’s Project Manager Mika Välkki says.
Teollisuuskatu as an address
The Teollisuuskatu neighbourhood is one of the noteworthiest development projects of the City of Helsinki. The City’s goal is to unite the Kalasatama and Pasila districts, to make the area more attractive and bring more workplaces, services, and culture there.
The office spaces of Axelsberg are placed on three floors and in two buildings connected to each other with a bridge at the address Teollisuuskatu 14. One floor has even 2,900 square metres of surface area. There is totally 7,300 square metres of leasable office space at Axelsberg of which nearly 600 square metres are reserved for cafés and restaurants. Parking spaces are foreseen for bicycles and cars. The five topmost floors are planned as apartments. The planned completion of Axelsberg is in 2025.
– The purpose is to create a comfortable and rustic feeling in the building and to blend in neatly with the Konepaja milieu. We have also enhanced building properties such as good indoor air, ample natural light, and lighting conditions. Our own space design will be based on the company’s wishes in support of the culture, Välkki explains.
Adds to the series of building projects with an environmental certificate
The sustainability target for Axelsberg is to be awarded the BREEAM Excellent environmental certificate for both the office and the apartment building. The building is designed in compliance with Energy Class A and equipped with roof-mounted solar panels. The target is to minimise material-related CO2 emissions by investigating solutions such as the use of low-carbon façade cladding bricks manufactured with the aid of biogas. This could allow cutting emissions related to facade materials by more than 50%. One third of the parking spaces is planned with charging stations for electric cars and reserves are made for the installation of a charging station at each parking space.
The minimum requirement for all NCC’s business space development projects is compliance with the BREEAM Excellent environmental rating criteria. All of the earlier office buildings in the Fredriksberg block area have been granted said certificate which can only be issued after completion, when all of the targets have been verifiably achieved.
